The high street is in crisis. How did we get here and what's next?







A global pandemic made it immeasurably worse, but the crisis was already happening in 2019 when 140,000 jobs were lost in retail. The retail model on which our high streets are based has changed forever and our towns and cities need to adapt to this change.







Much of the current policy agenda is aimed at trying to regenerate the high street but it is doing so without properly diagnosing the problem.







The reality is that problems run deep due to changing consumer behaviour, underinvestment and financial mismanagement. Town centres are the victims of these changes rather than the cause of them.







To understand the current crisis and how it might be addressed, this book takes a long view of retailing and cities based on five previous crises. In-depth research explores the ways that town and city centres are responding to these retail trends and the crisis they have triggered.

David Rudlin is Director at URBED. He is a leading urbanist and author of Climax City, winner of Urban Design Group Book of the Year in 2020. Until recently, he was Chair of the Academy of Urbanism and is an Honorary Professor at Manchester University. In 2014 he won the Wolfson Economics Prize and has recently completed the National Model Design Code for MHCLG. Vicky Payne is a Senior Consultant at URBED. She has extensive consultancy experience including project managing work on the Greater Manchester Spatial Framework and the National Model Design Code. She is also a regular contributor to the 50 Shades of Planning Podcast and has written for professional journals and her own blog. Dr Lucy Montague is a Senior lecturer at Manchester School of Architecture. She is an urban designer and leads Atelier Lulu (Landscape and Urbanism) in the school. She has previously held positions at the Bartlett, The University of Huddersfield and Edinburgh School of Architecture and Landscape Architecture. She is the academic lead for the URBED+ research partnership.

Returns Information

If you are not completely satisfied with your purchase*, you may return it to us in its original condition with in 30 days of receiving your delivery or collection notification email for a refund.
